Home Decor On a Shoe String Budget September 5, 2008

Step one when decorating on a shoe string budget (or any budget) is to de-clutter. By getting rid of all that unneeded stuff you will suddenly have a larger feeling room. And this instantly makes everything look better. So don’t delay; start throwing out anything - you don’t use; don’t need; and don’t like. Then have a garage sale or put it up for sale on ebay. Instantly the room looks better and we now have a bigger budget.

But this is boring you say – you want colors, and textures and new stuff. That will come but first you need to de-clutter. There is no sense in changing your colors, add throws, replacing your fittings etc etc if the room is cluttered. It won’t have the effect. So have a clean out and then and only then, go and read this article on “Cheap Ways To Decorate“.

Get Cash House Buyers For Fast House Sales & Forget The Credit Crunch September 1, 2008

If you’re unfortunate enough to have changed jobs just before the Credit Crunch struck, you may well be suffering from the slow down in the housing market. You need to move closer to your new work, but you can’t attract a purchaser to complete the purchase of your existing Home, and until you do that you can’t buy your new house near to your new work.

If that is the scenario you find yourself in, you’ll be spending lots of extra cash in travelling expenses, and probably even throwing away dead money into renting a flat or even staying in hotels. On top of that you’ll have seen the value of your property fall over recent months by approximately 10%.

You could well have one or more interested potential buers for your Home, but they too can’t complete the purchase until they’ve sold their own Home, and the purchasers for that may well be in the same position as well. This is the classic Home Buying Chain, and at the bottom of the chain there’ll probably be a First Time Buyer.

In the new difficult circumstances caused by the Credit Crunch, First Time Buyers are having to find larger deposits, and this seems to be one of the main causes of ongoing static Home Buying Chains.

In order to break this chain, you need to find Cash House Buyers so you can make a Quick Property Sale. Cash House Buyers are often specialist companies who specialise in facilitating Quick House Sales. They operate very quickly, and can complete the purchase of your Home within as little as 7 days if everything goes to plan.

Cash House Buyers never pay you the full valuation price for your Home. Usually they pay around 80% of an independent valuation, but they pay you cash and quickly. This then puts you in the driving seat when you come to negotiate to buy your next Home, and you can use your strength as a cash Home buyer to drag down the price of your next Home very substantially, because you offer the vendor a good chance for a Fast home sale.

On top of that, we are in a situation where Home prices are falling, and the Nationwide Building Society announced that Home Prices in the UK have dropped by approximately 10% this year.

This means that using Cash House Buyers can free you from the Home Buying Chain at a price, but you can offset some, most or even all of that cost by taking advantage of your Negotiating Strength as Cash House Buyers, and by being patient in a market of dropping prices. Additionally, when you sell to Cash House Buyers, you don’t have any advertising or Estate Agents Fees to pay, and by making your move quickly, you could save thousands more on travel and hotel expenses or flat rental.
